- Rent protection. If you sell rent guarantee or legal cover, check which insurer stands behind it and what it excludes.

How we ranked them
Every supplier on this page is ranked by its Kerfuffle Evidence Score, built only from reviews UK estate and letting agents have left on Kerfuffle. Nobody can pay to change their position.
The score combines four things.
- Rating, 35%. The average star rating, adjusted so a supplier with a handful of five star reviews cannot outrank one with hundreds of consistently strong ones.
- Volume, 30%. How many agents have reviewed the supplier.
- Recency, 25%. How often new reviews have arrived in the last 24 months. Reviews uploaded together on a single day count once.
- Sentiment, 10%. What agents actually wrote. An Ai language model reads every review and scores it from 0 to 100 on its wording alone, ignoring the stars, so an agent who never gives five stars but clearly loves a supplier still counts in their favour. 50 is neutral and 90 or above is enthusiastic advocacy.
Duplicate listings for the same company are merged and duplicate reviews are removed before scoring. Suppliers need at least five unique agent reviews, published by the end of the quarter, to be ranked. Suppliers below that are not yet ranked.

How long should tenant referencing take?
Simple cases are often done within a day or two. Self employed applicants, guarantors and overseas tenants take longer. Ask each supplier for its real averages.
Is rent guarantee insurance worth offering?
It can be an extra income line and a reason for landlords to choose you, but only if the cover is solid. Check the insurer and the exclusions before you sell it.
