Your landlords are about to ask you about Making Tax Digital. Nexus turns that question into recurring revenue.

MTD for Income Tax lands on the agent-managed landlord book first and hardest. Nexus by Landlord Studio is the agent-channel answer: a branded portal for every landlord, data pulled automatically from the platform you already use, and a commission paid to your office every month they stay subscribed. Zero workflow change. Zero tax-advice risk.

The MTD problem

Every landlord on your book is about to need an MTD answer. Most agencies don't have one.

Making Tax Digital for Income Tax landed for landlords earning over £50,000 in April 2026. The £30,000 threshold follows in 2027, and £20,000 in 2028. Quarterly digital submissions. Compatible software required. Penalties for late or wrong filings. Your landlords are reading the same HMRC letters you are — and they're going to call their letting agent first.

"Should I just hire an accountant?"

Once a landlord brings in an accountant, the accountant starts answering all the property questions too. You lose the relationship.

"Can your agency just sort it for me?"

Saying yes turns your lettings team into part-time tax advisors. Saying no pushes the landlord toward a competitor who'll say yes.

"What about my expenses, my mortgage interest, my deposits?"

You hold the data. The landlord knows you hold it. They expect you to make it work for MTD — without paying you extra for the privilege.

"My self-managing landlords are leaving"

MTD is the moment a self-managed landlord considers moving to fully managed — or away from your patch entirely. You need a reason for them to stay with you.

How Nexus works for your office

Six pieces that do one job: keep your landlords compliant and your office paid.

Nexus is built for letting agents, not for landlords directly. It's only available through an agent partner — so your landlord can't go around you. Once you provision their portal, the rest runs in the background.

1

Branded landlord portal

Each managed landlord gets an invite to a portal styled around your office. Their rent, expenses, deposits and ownership data are already there when they log in.

2

Automated data sync

Connects to Reapit, Alto, PayProp, SME Professional, LettsPay or your client accounting platform. Income and deductible expenses flow in and categorise automatically.

3

HMRC submissions, in-portal

Landlords (or their accountants) review the auto-categorised data, sign off, and file the quarterly MTD update straight to HMRC. No third-party software, no spreadsheets.

4

Accountant portal

Higher-value landlords can invite their accountant into Nexus to make adjustments and file on their behalf. You keep the relationship — they get the specialist help they expect.

5

Automated provisioning & billing

Subscriptions are provisioned, billed and (when needed) deactivated inside your existing workflow. The subscription is recorded as an expense in the landlord's Nexus once they accept.

6

Revenue share — every month

Your office earns a commission per active landlord per month, calculated and paid automatically in the monthly billing cycle. Starts the month they activate. Continues for the lifetime of the subscription.

From quiet provisioning to recurring revenue

Five steps from "do you know about MTD?" to a revenue line on your P&L.

No tax advice. No new system to run. No extra workload for your property managers.

1

Connect your platform

Authorise the API connection to Reapit, Alto, PayProp, SME Professional or LettsPay. The Nexus team handles the setup.

2

Provision your landlords

Send invites in bulk or one by one. Each landlord receives a branded portal pre-loaded with their data.

3

Landlord reviews & files

They (or their accountant) categorise, review and submit the quarterly MTD return from inside Nexus. You do nothing.

4

Subscription bills

Nexus bills the landlord directly. The subscription is automatically recorded as a deductible expense in their Nexus account.

5

You bank the commission

Every active landlord pays your office a revenue share, every month, for as long as they stay on Nexus.

What impressed us most about Nexus is how it removes the friction from MTD compliance. Because it integrates directly with our existing CRM, we didn't have to change a single internal process. It's so intuitive and easy to explain that our landlords "get it" immediately.

Frequently asked questions

The questions every lettings director asks first.

Do my property managers have to become MTD experts?
No. Your property managers stay on their existing day job. The landlord (or their accountant) does the review and submission inside Nexus. Your office's only role is provisioning the portal once and banking the recurring revenue share thereafter.
What if my landlord already has an accountant?
Even better. The landlord invites their accountant into the Nexus portal, where the accountant can make adjustments, apply their specialist knowledge and submit on the landlord's behalf. You keep the property relationship intact. The landlord and the accountant get a smoother MTD experience. Your office still earns the revenue share.
Which platforms does Nexus integrate with?
Reapit, Alto, PayProp, SME Professional and LettsPay are named as supported integrations as of May 2026. The Nexus team is actively adding new client accounting and rent collection platforms — ask in your demo if a different system needs to be in scope.
What does the revenue share look like in practice?
A commission per active landlord, per month, paid automatically inside the monthly billing cycle. It starts the month a landlord activates and continues for the lifetime of the subscription. Exact rates are agreed per agency based on portfolio size and integration scope — Logan and his team will scope it on the demo call.
What about my landlords' data — is it secure?
Nexus runs on the Landlord Studio platform, which is GDPR-compliant and used to manage over 70,000 UK rental properties. Data is encrypted in transit and at rest. The API integrations to your CRM use OAuth scopes you control. Your landlord stays the data owner throughout.
What if a landlord leaves my managed book?
The Nexus subscription stays with the landlord as long as they want it. If they leave your management altogether, the revenue share unwinds — but the goal is the opposite. Landlords who use Nexus through your office have one more reason to stay with you, especially as MTD compliance deadlines bite each year.
How do we get started?
Book a Nexus demo through the button above and tell Logan you came via Kerfuffle / Compare The PropTech. You'll get the demo, the integration scoping conversation and the member-route onboarding plan in a single call.
