The referencing problem

Most referencing systems were built for insurers, not for letting agents

The majority of UK referencing platforms are owned by insurance companies with their own risk models and commercial priorities. That means agents either pay over the odds for managed referencing, or they outsource decisions they should be making themselves. Vouch was built differently - agents keep control, automation handles the admin, and the income stays in the branch.

Chasing applicants is a full-time job nobody volunteered for

Sending reference request reminders, following up with employers and landlords, collecting documents - it is unglamorous admin that falls to your negotiators. Automated chasing handles it without anyone lifting a finger.

Tenant fraud is a growing and underestimated risk

Payslip fraud, manipulated bank statements and shared identity documents are all on the rise. Without IDVT checks and open banking income verification, fraudulent tenants can slip through - and when they do, you still face the eviction costs.

Your referencing provider might be eating into your income

Many managed referencing services charge fees that could be reduced by running references in-house. At the same time, they often offer commissions on insurance and utility products - but not all of that commission reaches the agent who did the work.

Right to Rent compliance is easy to get wrong

With Renters' Rights Act changes and Right to Rent obligations evolving, mistakes in documentation collection can be costly. Vouch's IDSP-certified IDVT process handles digital verification for UK passport holders, removing the need for in-person checks in those cases.

The platform

What Vouch does for your lettings team

Vouch gives you a real-time referencing dashboard, automated applicant communications and industry-leading fraud detection - all in one place. Core service keeps you in control; Core+ hands more of the decision-making to Vouch if you prefer a managed route.

1

Equifax credit checks

Full Equifax adverse credit data on every applicant, with three years of address history. Risk-flagged reports let you see exactly where a reference stands without reading the whole file.

2

IDVT and Right to Rent

Government-accredited Identity Document Validation Technology through Credas. UK passport holders can be verified digitally, removing the need for in-person checks and reducing fraud risk significantly.

3

Open banking income verification

Tenants can securely share financial data via open banking (Tink, owned by Visa). This instant income verification method speeds up the reference and reduces reliance on documents that can be forged.

4

Employer and landlord references

Automated outreach and chasing for employer and previous landlord references. The system flags when a reference is complete and alerts when it raises concerns, without manual monitoring.

5

PEPs and sanctions screening

Automated PEPs and sanctions checks on all tenants and guarantors as part of the referencing flow. Helps you meet your AML obligations without adding manual compliance steps.

6

Income generation suite

Rent protection, tenants' insurance, deposit replacement (via Reposit), utility switching and SKY TV / Virgin Media referrals. Each product generates commission for your branch on every reference.

Common questions

Frequently asked questions

What is the difference between Vouch Core and Core+?
Core is an in-house referencing service where your agents retain control of all decisions. Vouch provides the platform, automation and checks - your team reviews the completed application and accepts or rejects. Core+ is a managed service where Vouch's team make the referencing decisions on your behalf. Both include fraud detection, income generation and IDVT checks.
How does Vouch generate income for my branch?
Vouch's Home Move Assistant automates the offer of ancillary products to tenants as part of the referencing flow. These include rent protection, tenants' insurance, deposit replacement (via Reposit partner), utility switching, SKY TV and Virgin Media. For each product taken up, your branch receives a commission without any extra work from your team.
What fraud detection does Vouch include?
Vouch includes government-accredited IDVT checks through Credas for identity documents, open banking income verification via Tink (owned by Visa), and direct-to-payroll verification that checks employment income against payroll records. PEPs and sanctions screening is included automatically. These layers make it significantly harder for fraudulent applicants to pass undetected.
Does Vouch integrate with my CRM or agency software?
Vouch integrates with Alto and Goodlord, allowing you to start a referencing application directly from your existing platform without double data entry. Other integrations may be available - ask during your demo about your specific software setup.
What is the minimum commitment?
Vouch requires a minimum commitment of 96 references per 12-month period. This can be on a monthly rolling basis or as an annual contract. For an active lettings office, this threshold is typically met within a few months of operation.
How long does a Vouch reference take to complete?
Vouch aims to complete references within 1-3 business days, depending on how quickly the tenant, employer and previous landlord respond. The automated chasing system sends reminders without manual prompting. Once all sections are complete, your team reviews the report and makes the accept or reject decision (Core service).
Can tenants use open banking instead of uploading payslips?
Yes. Tenants can optionally share their financial data via open banking through Tink. This gives you a verified, real-time view of their income and spending without relying on documents. It is optional for tenants but speeds up the reference significantly and reduces fraud risk. Vouch never sees the tenant's login credentials.
Is Vouch insurable for rent protection?
References completed through Vouch are eligible for rent protection insurance through Vouch's rent protection service, subject to eligibility criteria. This applies to both Core and Core+ services. Your account manager can explain the eligibility requirements when you set up your account.
Why agents choose Vouch

The referencing platform that built its business by building yours
