How we rank them

Every supplier is ranked by its Kerfuffle Evidence Score, built only from reviews UK estate and letting agents have left on Kerfuffle. Nobody can pay to change their position, and membership of Kerfuffle is not an input.

The review data is refreshed every day. The score shown is the average of the score today and at each of the last four weekly cut-offs, so a single day of reviews cannot reshuffle the order. Ties are split on the number of reviews, then alphabetically.

Duplicate listings for the same company are merged and duplicate reviews are removed. Reviews from suppliers about themselves are left out. Suppliers need at least five agent reviews to be ranked. Reviews collected on other websites are never counted.

Branch counts come from the reviewer, who tells us how many offices their agency has when they write a review. For older reviews we match the reviewer's agency to our records of UK estate agencies and their offices. We matched 203 of 728 reviews. A franchise office counts under its brand's total number of offices.

Data last refreshed 14 October 2026.

Our independence

Compare The PropTech is run by Kerfuffle. Some suppliers on this page pay Kerfuffle for membership or marketing. That has no effect on the ranking, which is calculated from review data alone. Where a supplier pays agencies to take a demo, the fee is shown live from PropTech That Pays, our sister platform, and does not affect the ranking either. Any paid placement is labelled "Sponsored" and shown separately from the ranking.
