What is a "qualified tenancy" for the purposes of commission?
A qualified tenancy referral is a move-in where you submit property and tenant details with more than 4 days' notice before the tenancy starts. Submit with 30 or more days' notice and you earn the top commission rate of up to £17.50. Submissions with less than 4 days' notice before move-in do not qualify for commission. The One Utility Bill team handles everything after your submission.
Does it work if we don't use Street.co.uk as our CRM?
Yes. The Notify portal can be used as a standalone submission tool for any letting agent, regardless of CRM. The Street.co.uk integration eliminates duplicate data entry for agents on that platform, but agents on other systems use the Notify portal directly. One Utility Bill also offers an open API and works with an in-house development team on integrations with other platforms.
How does the void period notification work?
During void periods, utility accounts need to revert to the landlord's responsibility. Notify handles the void period notification process so that the correct party is accountable for utility billing between tenancies. This prevents the common problem of a previous tenant's energy account remaining open against a vacant property, generating charges that become disputed.
How does the referral commission work in practice?
You refer other letting agents to Notify via your portal referral link. When those agents sign up and become active Notify users, you earn a percentage of all their Notify commission earnings — 10% for 1 referred user, 15% for 2-3, 25% for 4 or more. The referred agents' own commission rates are unaffected. Your referral commission is additional income from your network.
